There is real confusion about what “modular” means. Here is how LyteMods actually builds today, with non-combustible light-gauge steel panelized wall and roof systems, and where volumetric modular fits as we grow.

Short answer: LyteMods builds with light-gauge steel panelized wall and roof systems today, flat steel panels made in our factory and assembled on your foundation, which is what you see at 480 W Palm. Volumetric modular, complete room-sized modules set by crane, is on our roadmap, available today through Cal Steel Modular, a TESH Group company. Both are the same non-combustible steel.

How LyteMods builds today: panelized steel.

Panelized is how LyteMods builds today. Wall, floor, and roof panels are roll-formed in our factory, then delivered and erected on your foundation, so the frame goes up quickly from components built under a roof rather than cut in the weather.

On the roadmap: volumetric modular.

Volumetric modular takes the same non-combustible steel a step further: complete, room-sized modules are built in the factory and set by crane on the foundation, then joined into a finished home. It can be fast to set on flatter, accessible lots. This is part of our development roadmap, and the HCD-approved modular pathway is available today through Cal Steel Modular, a TESH Group company, while LyteMods' own factory approval is in process.

Does LyteMods build modular or panelized homes?

Today, LyteMods builds with light-gauge steel panelized wall and roof systems: flat steel panels that are fabricated in the factory and assembled on your foundation. It is the same non-combustible steel structure throughout. Volumetric modular, where complete room-sized modules are craned into place, is part of our development roadmap, and that pathway is available today through Cal Steel Modular, a TESH Group company.

Is panelized construction as strong as volumetric modular?

Both are built from the same non-combustible light-gauge steel and engineered to the same codes, so neither is structurally weaker. They are different delivery methods for the same material. Panelized is highly flexible for hillside, tight-access, and custom layouts, while volumetric can be faster to set on flatter, accessible lots.
