What is a LyteMods home made of?
Every LyteMods home and ADU is framed in light-gauge steel (LGS). It's non-combustible, dimensionally precise, and built as precision panelized wall systems in the factory and assembled on your site, hybrid modular construction.
Is a steel-framed home really better than wood?
For California, yes, steel doesn't burn, warp, rot, or attract termites, and factory fabrication holds tighter tolerances than open-site framing. It's the same reason commercial buildings use it.
What's the difference between Builder Grade and Luxury?
Builder Grade homes are value-engineered for speed and the rebuild market. Luxury homes use the same hybrid modular steel construction with a premium designer finish package. Both sit on the same non-combustible steel structure.
Are the ADUs really pre-approved?
Our ADU catalog is LADBS pre-approved, which streamlines the permitting path versus a fully custom design.
Process & Timeline
How long does a project take?
Standard configurations typically run from first conversation to keys in roughly 22 to 30 weeks, because the home is built in the factory while permits and site work move in parallel. Fire rebuild, custom, and multifamily projects vary.
Who handles permitting?
Our design partner manages permitting end to end, city submittals, corrections, and ready-to-issue approvals. You sign documents when needed; we own the process.
Who installs the home on my site?
A certified installer handles site prep, foundation, delivery, erection, and finish, with our engineering and field support behind them.
Pricing & Financing
How much does a LyteMods home cost?
Pricing depends on the model, your site, finishes, and scope. Configure a model and send it to us, or contact us, and we'll put together real numbers for your project.
Can I finance it?
Most standard home-financing paths apply, construction and renovation loans, home equity, and cash-out refinance. Fire rebuilds are often funded by insurance proceeds. See our Financing page for details.
Why does the configurator show pricing on request?
Real, itemized pricing depends on your specific site and selections. We keep estimates honest by confirming numbers with you directly rather than showing a placeholder figure that could mislead.
