About LyteMods
A new kind of home builder.
We're a California home builder that also builds ADUs, and we build differently. Instead of framing in the open with lumber and crews, we build in light-gauge steel inside a factory, then deliver and erect on your site. Faster, more precise, and non-combustible by design.

From the factory floor to your lot
Traditional construction is slow because every home is built once, outdoors, by a different crew. We flipped that. Our homes are engineered as repeatable products and built indoors, where weather never stops the schedule and tolerances are measured in millimeters, not inches.
The result is a home that goes up faster, performs better, and doesn't feed a wildfire the way a stick-framed house does. The same process that makes our homes efficient makes our ADUs the best value in California backyards.
Where we work
Already rebuilding the fire zones.
This isn't theory. Our flagship rebuild at 480 W Palm St in Altadena is contracted, in progress, and covered by KTLA Channel 5, a full home going back up in non-combustible steel where the Eaton Fire took the last one. In Pacific Palisades, our structural and light-gauge steel package is framing a multi-million-dollar custom rebuild.
A steel LyteMods ADU on that same Altadena lot even stood through the fire. That's the difference we're building for, one home at a time.

The platform behind us
A TESH Group company.
Most builders coordinate a chain of separate vendors. LyteMods is backed by the TESH Group platform, which owns the four capabilities that decide whether a project succeeds, under one roof.
Manufacturing
Light-gauge steel framing, panelization, and volumetric modular production in an owned California facility.
Design
In-house architectural and engineering design that turns a model into a permit-ready set.
Permitting
A dedicated team that manages city submittals, corrections, and ready-to-issue approvals.
Installation
A certified installer network that handles site prep, delivery, erection, and finish.
Build with a team that owns the whole process.
