LyteMods, Dwelling Reimagined

Hybrid Modular

Panelized walls. Delivered. Assembled on your site.

Hybrid modular is the best of both worlds, the speed and precision of the factory, with the flexibility of site-built. Instead of craning in full volumetric boxes, we build your walls as steel panels and assemble them on your lot, exactly like we do with our ADUs.

Hybrid Modular (panelized)

  • Flat panels ship on standard trucks
  • Works on tight, sloped, or hard-to-access lots
  • Lower transport and crane cost
  • Faster than open-site framing

Full Volumetric (boxes)

Full volumetric modules are built complete and craned onto the foundation. It's fast on the right site, but requires wide access, oversized-load transport, and crane staging that many lots can't accommodate. We offer it where it fits; hybrid modular is what makes custom homes possible everywhere else.

How it comes together

Factory to foundation, in four steps.

  1. 01

    Panelize in the factory

Your home's walls, floors, and roof are fabricated as steel panels indoors, measured, squared, and quality-checked.

  2. 02

    Ship to your site

Flat-packed panels load onto standard trucks and deliver to your lot, no oversized-load permits or crane-in of full boxes.

  3. 03

    Erect on site

A certified installer sets and connects the panels on your foundation, raising the structure in days, not weeks.

  4. 04

    MEP & finish

Electrical, plumbing, insulation, and interior finishes are completed on site, through final inspection to your keys.

Fits any site

Panels reach hillsides, tight infill lots, and constrained access where craning a full volumetric module is impossible.

Factory speed

Panels are built while your site and foundation work happen in parallel, compressing the overall schedule.

Simple logistics

Flat panels ship on normal trucks, avoiding the cost and permitting of transporting full modular boxes.
